Warnes Management was established in 2023 as a truly International team to focus on Construction Management to cover not only conventional construction, but extend to specialise in system prefabricated and automated construction forms for alternative high-speed construction solutions. WM is part of a group of companies first established over 20 years ago in Thailand with Warnes (Engineers) and in Australia and England through Greenarc (Architects).

The founding Partners include Geoff Warnes, a New Zealand Structural Engineer, the founder of Warnes (the well-known Bangkok based Engineering Company established in 1999 which eventually merged with Beca International group). The second Partner, Adirek Yangsuebtrakul, a Thailand Engineer worked in Warnes for 16 years running the Phuket office. The third Partner, Marc Tanner, is a New Zealand Architect who established Greenarc the Architecture firm in 2000, which has had offices over 4 Countries, including Australia and England and currently has its HQ in Thailand. The main registered office for Warnes Management is based in Bangplee/Bangkok Thailand and a sub office in Jomtien/Chomburi, Thailand where several engineers look after the current Chomburi/Pattaya, projects.

In 2023, the first project was commenced on a large mixed-use tourism project through an aligned international property development group. In 2024, further projects were commenced including a luxury Villa in Bang Saray Chomburi, a Marketing and sales center in Udom Suk, Bangkok and a Warehouse refurbishment in Bangplee, Samutprakan.

In 2024, the partners joined to form a boutique construction company focusing on high-speed construction, which it used in Bangkok for its first commercial project and has a second project starting for a hotel of 102 keys in Chomburi.

Early in 2025, a further Hotel project commenced in Bangtao, Phuket rounding off the Companie’s goal to be operational across Chonburi/ Pattaya, Bangkok and Phuket within 2 years, including Commercial, Tourism, Residential and Industrial style projects.

The scope of projects between the 3 partner activities across the last 20 years of business, includes almost all types of projects including; Resorts, Hotels, Offices, Retail, Residential, Hospitals, Public buildings, Industrial and mixed-use projects.
